Tie in a hybrid Canmore? I’m doubtful it’s possible to end up airtight as a leather bag. If you contact Canmore I’d guess they’ll say the same.

It’s much to do with technique...taught,learned and consciously applied until rote. An Easy or Easy-Medium reed will do.

Interesting...in the Inis Fada Gaelic PB ( est. ca 1956) on the opposite coast in NY we also wore solid blue kilts...rather like a blue serge suit color ...not dark or navy blue. Same white hose....

..yes..just saw a hefty small tube of it at the hardware store today..easily 5-6x as much as in the Tzip tube ..$3. It even had a phone # on the tube to call In Emergency.

t-zip tubes can be had from some retailers.
Coincidentally I found at a hardware store they had a small tin of similar silicon lube in the plumbing/repairs dept.

....in addition....I usually apply a bit more t-zip lube whenever operating the zip. I’ve got two Canmore hybrid bags in use for neigh 3 years now..No problems.
